Buyer’s Inspection
This residential property inspection is a thorough visual assessment of a home’s readily accessible components. A detailed digital report of our findings will be available for the home buyer to review within 24 hours of the completed inspection service.

A preliminary thermographic scan is included for free with the inspection—a Full Infrared Thermography Inspection is available for an additional fee. An Indoor Air Quality Investigation can also be added on for an additional fee or performed separately.
As necessary, a carbon monoxide detector, moisture meter, gas leak detector, and Spectoscope will be used during the inspection at no extra cost.
Additional Inspection Services
Indoor Air Quality Investigations
This specialty inspection service will help you determine whether or not the air quality in your current or prospective home is impacted by hazardous contaminants. After filling out a preliminary questionnaire, we’ll conduct a thorough inspection based on the information you’ve provided regarding your observations and symptoms you’re experiencing that seem to be having a negative impact on your health.
Potential air quality hazards that we’re able to investigate include: mold, volatile organic compounds (VOCs), allergens, airborne pathogens, air pressure issues, and problems related to vapor diffusion. As needed, we can arrange for mold remediation—returning at a later date for subsequent sampling in order to ensure that the problem has been fully resolved.
Full Infrared Thermography Inspection
For this inspection service, we’ll use our specialized infrared camera to investigate each readily accessible area of the home.
By carefully analyzing the infrared output, we’ll be able to identify potential issues related to moisture intrusion, plumbing leaks, electrical safety, and energy loss due to poor insulation or other structural deficiencies.
Pre-Listing Inspection
When we conduct a Pre-Listing Inspection, our intention is to provide the seller of a home with a better understanding of what condition that home is currently in before a listing is created.
This may lead to the discovery of defective areas that can be addressed before the home is shown in order to preserve the market value of the property.
It also gives home sellers a chance to ensure that negotiations progress smoothly by facilitating improved communication with prospective buyers.
New Construction Inspection
This inspection service will provide a detailed analysis of a newly constructed home’s strengths, weaknesses, and potential safety issues.
In order for the inspection to be effective, it should be scheduled before the builder’s final walkthrough—giving you enough time to arrange for necessary repairs to be made before you close on the property.
New Construction Phase Inspections
Before a new home is officially evaluated, we can perform a series of phase inspections to ensure that there are no major defects that could prevent the home from passing the mandatory city inspection.
Typically, we’ll conduct an inspection 5-7 times throughout the construction process—checking for good material quality, safe building practices, and overall sound construction.
11th Month Warranty Inspection
An 11th Month Warranty Inspection should be scheduled before your new home’s warranty expires—usually within the first year of ownership. We’ll thoroughly analyze the property’s readily accessible areas in an effort to discover potential deficiencies that were either overlooked or have only become problematic after construction was completed.
It’s important to schedule this inspection service due to the fact that specific repair work may be covered under your home’s warranty.
Home Maintenance Inspection
This inspection service will provide you with detailed insights into your home’s current maintenance issues—while also drawing your attention to areas of wear and tear that could necessitate routine maintenance in the months ahead.
We’ll thoroughly investigate the condition of each readily accessible area of the home, giving you a full report of our findings that will include specific recommendations for prioritizing the property’s maintenance needs.
4 Point Inspection
For the inspection service, in lieu of a comprehensive evaluation of a home, we’ll focus on critical areas of the property. We’ll evaluate the electrical system, plumbing system, HVAC systems, and any other systems that are integral to the home’s capacity to serve as a safe and functional living space.
This service is not a substitute for a comprehensive Buyer’s Inspection.
Re-inspections
Did the Buyer’s Inspection we performed for you result in an inspection report that included defective findings?
If you chose to request for the seller of the home to repair those defective areas of the property, we can conduct an additional inspection once that work has been completed to give you peace of mind with the state of the home before you proceed with a real estate transaction.
